Regional Tribunal Office
The Landlord and Tenant Board (LTB) Hamilton office is located within the Ellen Fairclough Building at 119 King Street West. As an adjudicative tribunal under Tribunals Ontario, this body is responsible for resolving disputes between residential landlords and tenants across the Southern Ontario region. It enforces the Residential Tenancies Act, handling applications regarding rent increases, evictions, and maintenance issues. While this physical location houses administrative staff and hearing rooms, the LTB has shifted to a ”Digital First” model, conducting the vast majority of hearings via video conference or telephone rather than in-person.

- Eviction Applications: Adjudication of claims related to non-payment of rent, property damage, or illegal acts.
- Rent Regulation: Rulings on above-guideline rent increases and tenant applications for rent rebates.
- Tenant Rights: Handling complaints regarding harassment, maintenance failures, and unlawful entries.
- Mediation: Dispute resolution officers facilitate negotiated settlements between parties to avoid formal hearings.
Access and Procedures
The office is situated on the 6th floor of a secure provincial government building. Visitors must undergo security screening upon entry. It is crucial to note that counter services for in-person filing are extremely limited or suspended in favor of the Tribunals Ontario Portal; parties are strongly encouraged to file documents online. ServiceOntario centres may accept certain LTB filings but cannot provide legal advice. Hearings are scheduled in advance, and parties receive specific instructions on how to join virtually.
